One common item we see many landlords miss is screens. Don't skip out on screens during a rehab. In NJ Landlords are obligated to provide screens to their tenants during the summer months. Screens are often part of the CO check list by the township. If a tenant damages a screen it is on them to pay for the repair but if you are rehabbing a house we highly suggest paying for the screens upfront during the rehab as it will be cheaper then paying for them during a maintenance call.
