The water broke and the basement is flooding. That is something you absolutely need to know about immediately. So how do you set up a form of communication for your tenant without intruding on your business hours?
A solution - set up a separate phone line for emergencies only. This can be done with one of the wifi phone apps like google voice or line2. This allows you take those calls without opening yourself to calls about all kinds of topics at all hours of the day. Establish with your tenants that this line is only for emergencies. If they call with a non-emergency politely tell them to submit their request through your defined normal method for requests and let them know that this line is only for emergencies only.
