Landlording Myth: Section 8 is clockwork and always pays.
We hear this often at RE Talks and gove the impression that Section 8 is very easy to manage and excute. That isn't the case.
In NJ there are various types of Section 8 that are administered by different departments. They all have different requirements for what landlords need to do. Furthermore accounting with section 8 can be very difficult especially when transitioning voucher from one owner to the other.
Overall it is a complex process that can take 2 to 3 months to execute meaning you wont be collecting rent during that time.
Make sure to factor that in if you plan on going down the Section 8 route in the state of NJ.
