Having a lot of rentals means needing a lot of appliances. You have to replace them when they go out or after a very long term tenant finally moves out. Having an "appliance guy" that you can go to quickly drop orders and get them delivered specifically to when you need them really can cut back the wasted time spent shopping and ordering inside big box stores. A lot of times your appliance guy can offer better prices too.
