Burlington County spans two very different housing eras. The older areas, like Burlington City and Delran, have the kind of working-class rental stock that drives steady Section 8 demand. Further east, places like Mt Laurel and Marlton are dominated by newer suburban single-family and townhouse stock. HQS pass rates in the newer sections tend to be better on first attempt because of the housing-stock age.

The older sections of Burlington County, places like Burlington City and Delran, have older housing stock problems similar to what you see in other older areas we manage. That means more attention on lead paint certifications, aging mechanical systems, and common items that flag in pre-war and post-war construction. The newer sections, like Mt Laurel, tend to pass HQS standards with greater ease because the housing stock is newer. The most common HQS items there are HVAC service records, GFCI in kitchens and bathrooms, and proper smoke and CO detector placement.
On the west and older side of Burlington County, in areas like Burlington City and Delran, vouchers can fetch a couple hundred dollars more per month than a cash tenant would pay for the same property. In the newer sections of the county, places like Mt Laurel and Marlton, vouchers and cash tenants are similarly priced. Sometimes in those newer markets, cash tenants pay slightly more than what vouchers offer. There is steady demand for Section 8 housing in the older areas of Burlington County like Burlington City.

Our active concentration is Burlington City, Delran, Riverside, Mt Laurel, Marlton, and the adjacent inner-Burlington townships. We don't actively manage in the eastern (Pinelands) sections of the county where rental stock is sparse.
