The Haddonfield Rental Market
The Haddonfield rental market is small and tight: mostly single family colonials and center-hall homes near the PATCO line and the Kings Highway downtown, with a handful of condo and duplex units around the borough. Tenants are often relocating professionals who chose Haddonfield for the schools and the walkable downtown, and they will pay for it, but they screen the landlord as hard as the landlord screens them.
Century-old housing is the other half of the story. Slate roofs, stone foundations, knob-and-tube era wiring, radiator heat: charming to tenants, expensive to neglect. We maintain these systems across our own portfolio, so we know what an old-house repair should cost and which contractor actually shows up. In the historic district we handle work within borough requirements, not around them.

Haddonfield ZIPs carry some of the highest ZIP-level payment standards in Camden County, but most Haddonfield owners run conventional tenancies and the real risk is not vacancy, it is a mispriced lease or a deferred repair on a house worth this much. Yes, old housing stock is our normal. We manage pre-war properties across South Jersey and own plenty ourselves: stone foundations, plaster walls, radiator systems. We fix what protects the asset and tell you when a quote you got elsewhere is padded.
Well above the county baseline for renovated stock near downtown and PATCO, but the ceiling is set by condition. We price off closed leases, not listing wishes, and we will show you the comps in the consult.
We do. Exterior work in the district goes through borough review, and we manage that process as part of the repair, so nothing gets red-tagged after the fact.
