Our office is at 1305 Kings Highway North, so Camden County is home turf, not a dot on a coverage map. We manage conventional and Section 8 rentals across the suburban townships, from the Haddonfield and Collingswood corridor out to Winslow and Sicklerville. We do not manage in Camden City.
The Camden County Rental Market
The west side of the county is old housing. Collingswood, Gloucester City, Brooklawn and the older blocks of Haddonfield are full of prewar houses and rowhomes: plaster walls, original wiring, porches that need handrails, and lead paint that has to be certified before a tenant moves in. Rowhomes add pest work that has to be done before a unit passes inspection.
The east side is younger. Winslow, Sicklerville and much of Gloucester Township have been building for two decades, and newer houses mostly sail through inspections.
That split should drive how you budget. Price maintenance by the age of the house, not the ZIP code. A 1925 twin in Collingswood and a 2005 colonial in Sicklerville rent to different tenants, fail inspections for different reasons, and cost different money to keep running.

Camden County's Section 8 payment standard runs a few hundred dollars under what a cash tenant pays for the same house. The case for vouchers here is not the rent ceiling. Rental Rules, Town By Town
New Jersey sets the floor: landlord registration under N.J.S.A. 46:8-27 and lead-paint inspections for most rentals built before 1978. Then each township adds its own certificate, inspection and fee schedule. An owner with a house in Cherry Hill and a duplex in Pennsauken is following two different rulebooks.

No. We manage in the suburban townships around Camden, not in Camden City itself. It is a different market with different management requirements, and we would rather tell you that up front.
Cherry Hill, Haddonfield, Collingswood, Pennsauken, Gloucester City, Gloucester Township, Winslow and Sicklerville, Brooklawn and Berlin. If your rental is in a nearby township not on that list, call and ask.
Many do, and the rules differ by town. Cherry Hill inspects every unit at every change of tenant, Collingswood inspects buildings of three or more units between tenants, and Gloucester Township issues a compliance certificate only after an inspection. We confirm the current rules for your address before a unit lists.
