County Property Management
Vineland, Millville, Bridgeton and the rural townships around them. We own rental units in this county ourselves, and Millville is one of our oldest operating territories. We keep a satellite office in Bridgeton and manage your property with the same systems we use on our own.
The Cumberland County Rental Market
Cumberland County has the highest Section 8 participation of any county we serve. The county housing authority and the city housing authorities in Vineland, Millville and Bridgeton all run voucher programs, and in a lot of neighborhoods voucher tenants are a meaningful share of all tenancies.
That changes what you should demand from a manager. In Camden County, Section 8 is an option. In Cumberland County, a manager who can't run an RFTA packet, prep for an HQS inspection and work the housing authority is only equipped for part of the market. It also changes the math. Rents run lower than the Philadelphia metro counties, and in most Cumberland County ZIP codes a voucher pays more than a cash tenant would for the same unit.
Utilities matter more here than owners expect. Oil heat that the tenant pays for can lower the total the voucher pays you, so the heat source belongs in the rent math before you list.
| Unit size | FY2026 Fair Market Rent | Notes |
|---|---|---|
| 1 bedroom | $1,375 | Vineland FMR area; your ZIP's payment standard can sit above or below this |
| 2 bedroom | $1,673 | Vineland FMR area; your ZIP's payment standard can sit above or below this |
| 3 bedroom | $2,303 | Vineland FMR area; your ZIP's payment standard can sit above or below this |
Full bedroom-by-bedroom figures and how payment standards work are on our NJ Section 8 payment standards page.
As of 2026, vouchers in most Cumberland County ZIP codes pay $100 to $300 a month more than a comparable cash tenant. We place and manage both, and we will tell you which one fits your unit after we walk it. The full voucher process is on our Cumberland County Section 8 page.
Rental Rules, Town By Town
New Jersey sets the floor for every rental in the county, and the cities add their own programs on top. These are the items that most often hold up a new tenancy.
Town rules change, so we confirm the current requirements for your address before a unit lists.

Common Questions
Vineland, Millville, Bridgeton, Upper Deerfield, and the rural townships including Commercial Township and Cedarville.
Often yes. As of 2026, vouchers in most Cumberland County ZIP codes pay $100 to $300 a month more than a comparable cash tenant. Utilities matter: oil heat paid by the tenant can lower the voucher amount. We pull the current payment standard for your ZIP and bedroom count in the free consult.
Yes. We manage in Upper Deerfield, Commercial Township and Cedarville today.
We walk the full structure in the free owner consult and put it in writing: management fee, leasing, renewals, and maintenance billed at published rates with third-party trades at cost. Section 8 administration carries no surcharge.
Usually paperwork, not the tenant. Lead-paint certification on pre-1978 units, city registration and inspection requirements, and on voucher units the HQS inspection. We start that work when notice comes in, not when the old tenant hands back the keys.
Free Owner Consult
We own units in this county, so we know what a Vineland rent roll and a Bridgeton HQS inspection actually look like. Bring us the address and we will walk the property and give you an honest read on conventional versus voucher.
